By booking at the accommodations Casa Luna and Casa Sole in Rome, it is essential to be aware of the following:

- Standard Deposit Conditions
A valid credit card is required.
- Non-Refundable Deposit Conditions
Some rates require a deposit. A valid credit card is required for charging the total cost of the stay. The charge will be made at the time of booking.
- Standard Cancellation Conditions
If a reservation is canceled by 12:00 PM (noon) three days before the arrival date, no penalties apply. If a reservation is canceled beyond this limit or in the case of a no-show, a penalty equal to the cost of the first night, VAT included, will be charged to the credit card provided at the time of booking. In case of an early departure not communicated to our facility by 12:00 PM (noon) the day before, the cost of the night will be charged as a penalty for early departure.
- Non-Refundable Cancellation Conditions
Some rates include a non-refundable cancellation condition. If reservations at non-refundable rates are canceled or modified, no refund will be granted.

- Secure Website
The booking service on www.elsahouse.it is provided by krossbooking.com, software equipped with GeoTrust SSL (Secure Sockets Layer) technology. SSL encrypts the name, credit card number, and expiration date before transmission over the network. This makes the Internet transaction secure and ensures that all sensitive data will be kept confidential.
- Check-in, Check-out
Check-in must be done from 3:00 PM onwards, without exceptions. Check-out must be done by 10:00 AM, without exceptions. Room cleaning is performed between 11:00 AM and 3:00 PM.
- Child Discounts
1 child free up to 3 years in a crib (upon request based on availability) or adult beds.
- Tourist Tax
Since January 1, 2011, Law No. 122/2010 has introduced a new tax (known as the “Tourist Tax”) payable by non-residents staying in hotel and non-hotel accommodations located in Rome; the tax rate for accommodation facilities is set at €3.50 per person per day (for a maximum of 10 consecutive nights), with the exception of children under 10 years old, for whom the tax is not due. The tax must be paid at the time of online check-in.
- Behavior Rules and Smoking Ban
Guests are required to avoid behaviors that may disturb other guests. Smoking is permitted only in outdoor areas or in designated smoking rooms. Any violation of the smoking ban will result in a penalty of €300.00 charged to the offender.
- Purpose of the Service
The Terms and Conditions, their content, their structure, and the online hotel booking service provided through this website (the “service”) are owned, managed, and offered by Casa Sole and Casa Luna and are provided for your exclusive personal use for non-commercial purposes, governed by the terms and conditions described below. Although we provide our service with diligence and care, we cannot be held responsible for any errors (including typographical errors), service interruptions (due to temporary and/or partial failure for repair, upgrade, or maintenance of the website or otherwise), inaccurate, misleading or false information or their failure to deliver. Our services are available for exclusive personal and non-commercial use. Therefore, it is not permitted to resell, use, copy, insert deep-links, monitor (using, for example, spiders, scrapers), display, download or reproduce any content or information, software, product or service available on our website for any commercial or competitive purpose.
- Correspondence
By making a reservation, you agree to receive (i) one or more emails before your arrival date, containing confirmation of the reservation and possibly information about your destination and various tips and offers (also from third parties, if you have provided consent) related to your reservation and destination, and (ii) an email after your stay inviting you to share your feedback on Casa Sole and Casa Luna vacation homes in Rome.
- Disclaimer Clause
Neither we nor any of our affiliates, managers, employees, and representatives shall be liable to you and to any individuals or legal entities connected or related to you for direct and immediate damages actually suffered and paid as a direct consequence of our failure to fulfill our obligations in providing the services we were to provide you. Compensation (including legal assistance costs) will, in any case, be limited to the total amount of your booking cost, as indicated in the confirmation email (regarding a single circumstance or a series of related circumstances). Notwithstanding the above, in any case, neither we nor any of our affiliates, managers, employees, representatives, consultants, subsidiaries, group companies, affiliate partners (distribution), license holders, agents, or individuals involved in producing, sponsoring, promoting, or disseminating the website and its contents can be held liable for: (1) punitive, special, indirect, or consequential losses or damages, for any loss of production, profit, income, contract, for injury or damage to good name and reputation or for loss of rights, (2) for the inadequacy of information (descriptive) regarding our services made available on our website, (3) for services rendered or products offered on our website, (4) for damages (direct, indirect, consequential, or punitive), losses, or costs suffered and paid due to the inability to use or delay of our website, but resulting or connected to its use, or (5) for personal injury, property damage, or other types of damages (direct, indirect, special, consequential, or punitive), losses or costs suffered and paid due to actions (legal), errors, violations, fault and negligence (serious), intentional mismanagement, omissions, false declarations, contractual, extra-contractual or objective liability for a wrongful act attributable (partially or wholly) to an external agency used to book any of our services. In no event shall Casa Sole, Casa Luna, or any of its affiliates, managers, employees, and representatives be liable for damages, losses, or theft of the Guest’s (Guests’) belongings during their stay.
- Intellectual Property
Unless otherwise specified, the logo of Casa Sole and Casa Luna, the website www.elsahouse.it, and all content, information, and materials present on our website, as well as the copyright on them (including copyright), are the exclusive property of Casa Sole and Casa Luna and cannot be reproduced, either in whole or in part, transferred (by electronic or conventional means), modified, linked, or otherwise used for any purpose without the prior written consent of the owner of Casa Sole and Casa Luna.
- Possible Malfunctions of Technological Devices
It is possible that internet and/or TV services may not be available during your stay due to technical problems that may occur beyond Casa Sole and Casa Luna’s control. It is also possible that the internet service provided may not be compatible with your operating system or computer configuration. In the cases mentioned above, Casa Sole and Casa Luna cannot be held responsible for any damages, losses, or costs due to such technical issues.
- Miscellaneous
These Terms and Conditions, as well as the provision of our services, are governed by and must be interpreted in accordance with Italian law; any dispute that may arise regarding these terms and conditions and our services will be submitted to the exclusive jurisdiction of the Court of Rome, Italy, without prejudice to the application of mandatory legal provisions regarding the Consumer’s Court. The original text in Italian of these Terms and Conditions may have been translated into other languages. The translated version is unofficial and for illustrative purposes only, thus lacking legal value. In the event of disputes or inconsistencies between the Italian text and translations in other languages of these Terms and Conditions, the Italian text shall prevail and be the final version. The English text is available on our website (by selecting the English language) or will be sent upon written request. If any provision of these Terms and Conditions is found to be invalid, loses validity, or becomes non-binding, you will continue to adhere to all other provisions set forth herein. In such case, we will replace the aforementioned provision with a provision that is valid and binding, having as similar an effect as possible to the one replaced and that you agree to accept in accordance with the content and purposes of these Terms and Conditions.
- Acceptance of Terms and Conditions
The Terms and Conditions set forth herein – and any subsequent modifications and integrations made – apply to all our services made available online, directly or indirectly (through distributors), through any mobile device, by email, or by phone. By accessing our website, visiting it, and/or using any of the applications available through any platform (hereinafter referred to as “the website”), and/or making a reservation, you declare that you have read, understood, and accepted (also pursuant to Articles 1341 and 1342 of the Italian Civil Code) the terms and conditions set forth herein (including the Privacy Policy).
